For some reason, you need to move, and you want to know how the move-out process works with us. Here you can find detailed information on what to expect. Please note that this is only applicable to tenants who have fulfilled their leases. For information on breaking your lease (which we really don't recommend for a number of reasons), please call our office.
- First, check your lease! Your lease will have a section dealing with giving your move-out notice and on moving out. Knowing what your lease says can save you and us a lot of headaches and misunderstandings. For instance, most of our leases are written so that a move-out notice only takes effect at the first of the month. So if you give a move-out notice on April 15th, it won't take effect until May 1st, meaning you're responsible for the entirety of May's rent.
- Submit a 30-day move-out notice in writing. You can send it via postal mail, fax, or email, but your notice does have to be in writing. Be sure to state your name, your address, when you're moving out, your forwarding address if you know it already, the reason you're moving out (to help us better faciliate our tenants), and ways to contact you to schedule showings and arrange inspections.
- Once we receive your notice, an agent will contact you to discuss showing your unit. Please check your lease, because most leases also state we have the right to show your apartment once you have given notice. If you don't wish us to show it, you will be charged a lockbox fee.
- Call our office to arrange a time for a walk-through with our property manager or our assistant property manager. This will give you a chance to explain things that need repairs and to make sure the unit is in good condition, and it may help you avoid maintenance charges on your security deposit reconciliation.
- Be sure to give us your forwarding address! This is vital for making sure you receive your security deposit reconciliation.
- Turn in your keys on time to avoid being charged for rekeying an apartment or for extra days of occupancy. If you can't for some reason, call us to let us know if you're still in the unit, or if you need extra days.
- In accordance to the terms and conditions of your lease, we have thirty days to process your security deposit reconciliation. Once that is complete, we will mail it to you via US Postal Service Certified Mail. Watch for a pickup notice from your post office! We cannot be held responsible if you do not pick up your reconciliation. If the post office returns it to us because you did not pick it up, we will hold it for you.
